Moving to Brownsville: the honest version

If you've taken a job at Starbase, the Port of Brownsville, or one of the LNG construction projects, here's the first thing nobody tells you in the offer letter: you're almost certainly finding your own housing. On-site company housing covers only a small fraction of the Starbase workforce. The rest of this page is built around that fact.

The market you're walking into

  • It's still affordable — by national standards. Brownsville's average home price has been around the high-$100Ks — far below the national average — and overall cost of living runs well under most metros. Your money goes further here than almost anywhere else you could do this kind of work.
  • But it's moving fast. Home prices are up roughly 75% since 2018. Thousands of Starbase workers, plus LNG construction ramp-ups measured in the thousands of hires, are competing for a housing stock that wasn't built for this. Good rentals move in days.
  • The commute shapes everything. Starbase is at the east end of State Highway 4 — the only road in, currently being widened. Living on Brownsville's east/southeast side buys you 15–20 minutes each way over the far west side. On launch days, plan around closures.

Ballparks, not quotes — this market reprices quickly. Watch the RV-park fine print: many established parks in the area are 55+ age-restricted communities.

Neighborhood quick-read

  • East / Southeast Brownsville — shortest Starbase commute, more rural feel toward the FM 1419 corridor, new development following the TxDOT widening.
  • Central Brownsville — historic core, most character per dollar, walkable pockets near downtown's revival.
  • North Brownsville / Paredes Line corridor — newer subdivisions, chain retail, the family-default choice.
  • Port Isabel / Laguna Vista / SPI — coastal living, real beach access, a longer but scenic run to Starbase around the Bahia Grande.

Before you commit

  • Visit on a launch week if you can. You'll see the region at full throttle — traffic, crowds, energy — and decide if that's a feature or a bug for you.
  • Summer is real. South Texas heat and humidity from May through September; budget for electricity and check every AC unit before signing.
  • Hurricane season runs June–November. Ask any landlord about flood history and check the FEMA flood map for the specific address — much of the area is fine, some isn't.
  • Spanish helps, isn't required. Brownsville is deeply bilingual and one of the most welcoming food-and-family cultures in Texas.
