A Texas Tribune report built on Texas Real Estate Research Center data puts numbers on what every renter and buyer here already feels. From 2019 to 2025, the median Cameron County home value rose from $75,800 to $171,900, a 127% jump, nearly double the statewide 65%. The median property tax bill rose 57% over the same stretch, from $1,740 to $2,740 (Texas overall: 42%). Brownsville proposes to hold its tax rate flat at 60 cents per $100 of valuation, but on rising appraisals a flat rate isn't flat money: the typical homeowner is still expected to pay about 10% more, and the city collects roughly $3 million in new revenue. It's the same arithmetic we walked through on Starbase's own signed tax notice: the rate is only half the bill.

The pressure isn't letting up. June's IPO minted thousands of employee-millionaires, per New York Times reporting the Tribune cites, and about 4,300 SpaceX employees live in Cameron County. Saronic Technologies' announced $3.2 billion shipyard at the Port of Brownsville expects to bring 10,000 people over ten years. Brownsville is drafting a housing master plan and talking directly with both companies about employee housing. But the sharpest line belongs to Bob Torres, a Brownsville broker of 42 years, who says clients now tell him they want to sell because they can't afford their property taxes: "This is the whole big dilemma — who is SpaceX benefiting dollar-wise and who is it affecting negatively dollar-wise?"
