A Cameron County deed shows Texas sold SpaceX the Boca Chica park lots its commission approved in 2025

The Texas Parks and Wildlife Department deeded four tracts to SpaceX in a Deed Without Warranty signed Oct. 15, 2025 and recorded with the Cameron County Clerk on Oct. 20, 2025 (document 2025-36705). They match the four parcels totaling about 1.9 acres of Boca Chica State Park that the department's commission voted on Aug. 21, 2025.

  • What it covers: four tracts, seven lots, in Laguna Madre Beach Subdivision, Unit No. 1: Lots 14, 15 and 16 in Block 92, and Lots 20, 21, 11 and 14 in Block 85. David Yoskowitz signed as executive director.
  • The price: the deed recites "$10.00" and "other good and valuable consideration." It doesn't give the real price. The commission's agenda item didn't either.
  • The county's value: Cameron County's 2026 appraisal roll lists the four accounts under SpaceX, land only, at $350,422 combined. That's the county's value, not what SpaceX paid.
  • How they match: the deed doesn't say "park" or give acres. It has the same seller and buyer as the commission's item, and four tracts in a subdivision, as the department described. The locations of three of the four accounts on the appraisal roll fit the department's map.
  • The vote: the department's agenda says SpaceX made an unsolicited offer and wanted to expand employee housing. Staff told the commission it had received 266 responses, 6 agreeing and 260 disagreeing. Two people spoke against it. The commission approved it, and the transcript shows no opposed votes.
  • Conditions: the deed conveys the land as is. It's subject to restrictions of record. It adds no use limit of its own and doesn't mention housing.

A separate matter: this deed covers the 2025 lots, not the 1,300 acres in Cameron County reportedly on a draft agenda for the commission's November 2026 meeting. Gov.-elect Gina Hinojosa said she asked for no action on that during her transition.

Next: we're asking the department for the sale price and the sale documents. We'll report what comes back.
